HOME & STUDENT LINK - BOOKING CONDITIONS
Applicable for Managed Properties
1) Agency Fee of £50.00 per person - To be paid on initial booking of the property to cover administration expenses and contents insurance. THIS IS NON-REFUNDABLE. Do not make a booking unless every member is sure as all properties are taken as seen.
2) Deposit £350.00 per person - This is a booking deposit and held as such until all documentation is signed by all group members. Once the documentation has been signed it then becomes the damage and dilapidation deposit held by Home & Student Link and registered with `The Tenancy Deposit Scheme` throughout the duration of the tenancy. When all students have vacated the property at the end of the tenancy a final inspection will be completed at the house/flat. Providing all is in good CLEAN order as at the commencement deposits will be refunded to your home address.
3) Tenancy Agreement - All properties will be let on an Assured Shorthold Tenancy Agreement for a term certain of ELEVEN months from 01 September to 31 July. The tenancy will be joint and several (holding the whole group or several members responsible for total rental and other liabilities). The group is required to arrange an appointment time when it is convenient for the whole group to come and sign all legal documentation for the tenancy.
4) After the agreement has been signed all tenants will be legally bound for the full duration of the fixed term of the agreement.
5) Rentals - Please refer to your individual tenancy agreement. If grants/loans are received we strongly recommend rents are paid termly in advance. Termly payments are collected in the following format:
Period: September (1 Month) - Due By: 1st July
Period: Oct/Nov/Dec/Jan (4 Months) - Due By: 1st October
Period: Feb/Mar/Apr (3 Months) - Due By: 1st February
Period: May/June/July (3 Months) - Due By: 1st May
NB - Rentals for January & April are collected in the term prior as most students do not return for the following term until late in January & April
You may find it more convenient to pay monthly by standing order. This helps to spread the payments and will ensure you always pay your rent on time.
No rent reductions are given for Christmas or Easter. Administration charges are applicable for late payment of rent. It is the tenants responsibility to keep us updated with their individual financial position (i.e. delayed receipt of grant or loan).
6) Property - We endeavour to hand over clean and tidy properties in good repair. A full and detailed inventory accompanied by the relevant safety records will be provided to you when you move in. You will need to check the inventory and agree this. In order to maintain good standards, periodic routine inspections of the property are carried out. For the benefit of the whole group, communal areas are expected to be kept clean and tidy - particularly kitchens and bathrooms. If this is not adhered to a cleaner will be instructed at the groups cost. All maintenance should be reported promptly, in writing, to our office with the knowledge of the other group members.
7) Move In - Keys for all properties will be available for collection from 1st September during our normal office opening hours provided all group members rents and damage deposits are paid in full (and cleared in our account). Individuals who are unable to collect keys during these times can arrange for keys to be sent by special delivery (please contact the office for details) or provide written notification for another member of the group to sign for.
