For the purposes of this document, references to Home & Student Link shall mean Your-move.co.uk Limited trading as Home & Student Link.

The proposed tenancy and any negotiations are subject to contract and subject to the landlord giving its permission to proceed following satisfactory references and the tenant(s) entering into a fully signed and completed assured shorthold tenancy agreement.

1) This document is to be read in conjunction with the Your Move Tenancy Fee Declaration Form and the attached ‘How to rent’ guide. The provisions of this document will prevail over anything to the contrary in the Your Move Tenancy Fee Declaration Form. If you have any questions please do not hesitate to contact our office.

2) Security Deposit £300.00 per person (subject to referencing)- The deposit will need to be paid in full on 1st April 2017 together with the balance of the Tenancy Setup Fee (as set out in the Your Move Tenancy Fee Declaration Form). The deposit will be lodged with mydeposits.co.uk. Your deposit will be refunded to you at the end of tenancy, subject to the terms and conditions of the tenancy agreement. In the Your Move Tenancy Fee Declaration Form, references to six week deposit amounts, such as in the cover page and in clause 7, shall be disregarded and clause 8 shall not apply.

3) Term of Tenancy Agreement (subject to contract) - All properties will be let on an Assured Shorthold Tenancy Agreement for a term certain of 11 months and 3 days  from 1st September 2017 – 3rd August 2018

4)  Signing the agreement - The tenancy agreement will be provided for signature in our office or by Docusign electronic signing & must be signed within 14 days of receipt. Docusign may be used notwithstanding clause 10 of the Your Move Tenancy Fee Declaration Form.

5)  All tenancy agreements are joint and several (holding the whole group or individual responsible for the total rent and other liabilities). If you require a single tenancy agreement this must be with prior consent by the Landlord via Home & Student Link and this must be requested at the time of completing this form.

6)  You are required to nominate a guarantor who is financially viable and able to cover your rent in the event you are unable to do so.  All applications will be independently assessed by a Referencing company. The guarantor must be UK based, in full time employment & a homeowner. You are required to provide proof of identification (photo ID, ie Driving Licence or Passport) and proof of address for all tenants and guarantors which must be seen at a Your Move office. You are required to provide a letter from the university or college confirming that you have been accepted for a fulltime course.

7) Referencing application forms will be emailed to you and your nominated guarantor in due course.

8) Rental Payments (subject to contract) - Your rent will be paid by a standing order mandate on a termly basis in advance, as per the schedule below (commencing 15th July).

In the Your Move Tenancy Fee Declaration Form, references to payment of rent monthly shall not apply, clause 6 shall be amended accordingly and clause 16 shall not apply.

9) Inventory - An inventory accompanied by the relevant safety records will be provided to you when you move in (subject to contract) when the Landlord instructs Home & Student Link to arrange one.  You will need to check and agree this.  In order to maintain good standards, periodic routine visits of the property are carried out.  For the benefit of the whole group communal areas are expected to be kept clean and tidy - particularly kitchens and bathrooms.  If this is not adhered to a cleaner may be instructed at the groups cost.  All maintenance should be reported promptly with the knowledge of the other group members.

10) Move In - Keys for all properties will be available for collection from 1st September, subject to contract, references and Landlord approval, during our normal office opening hours provided all group members have paid all funds due.

11) Payment dates and schedules in this document replace any payment dates and schedules in respect of the same subject matter mentioned in the Your Move Tenancy Fee Declaration Form. Any reference to amounts payable on day of move-in in the Your Move Tenancy Fee Declaration Form shall be interpreted accordingly.

12) Energy Performance Certificate EPC): Reference in the Your Move Tenancy Fee Declaration Form to you receiving an EPC shall apply where an EPC is required under the relevant regulations.
